FAQ

Frequently asked questions

+

Do you buy property subject to enforcement proceedings or liens?

Yes. We acquire property encumbered by enforcement proceedings, liens, pre-emption rights or easements. Encumbrances are addressed within the transaction structure, including deletion of land-registry entries, always after document and title verification.

+

How does property debt relief work and can the owner stay?

Debt relief on property means restructuring the debts attached to it so the asset is not auctioned below value. Depending on the case this is an acquisition, an acquisition with a possible leaseback, or property-secured financing arranged with a licensed partner. The route depends on assessment and approval.

+

Do you buy co-ownership shares or contested property?

We also assess co-ownership shares, contested titles, inheritance situations and unfinished development projects — cases that are typically unsellable on the open market.

+

How fast is a property acquisition?

Initial assessment usually within days of receiving the title deed and documents. Time to signing depends on the complexity of encumbrances, creditor cooperation and land-registry proceedings.

+

Which documents do you need?

A current title deed, a description of encumbrances, a valuation or expert appraisal, an overview of creditor debts and any court or auction decisions.

+

Do you buy property before a forced auction?

Yes, pre-auction situations are prioritised — but any solution requires realistic timing, creditor consent and internal approval.
